The Job

I got called out to a 1965 rental property on 19th Street over on the Eastside. The landlord was frustrated. Over the past two years, he had dealt with three different pinhole leaks in the copper hot water line, and he had paid to have the pipe patched twice already.

I ran a pressure test on the system. The results made it clear that patching wasn't going to cut it anymore. The hard water we get here in Costa Mesa had corroded the entire line from the inside out. If we patched it a third time, he was just going to be calling me back in six months for a fourth.

I put together a Written Estimate and walked the landlord through a better option: epoxy pipe lining (CIPP). Instead of ripping up the floors of an occupied rental unit, we could clean the inside of the existing copper pipes and push a specialized epoxy liner through them. It essentially creates a brand new, clean pipe right inside the old, failing one.

He approved the estimate. My crew and I got the equipment set up and lined the hot water system without opening up the slab at all. The tenants were barely disturbed.

It's been two years since we finished that job, and the landlord hasn't had to call me for a leak since.
